The latest figures from July 2024 indicate the property market in Wales continues to show rising price trends. Compared to June, 2024, average prices increased by 1.1% to £218,184. On an annual basis, average property prices have increased 2% since 12 months ago.
In terms of sales activity, there were 1715 residential property transactions completed in Wales during July, 2024. Of these purchases, 938 were financed with a mortgage while 420 were all-cash sales. For cash buyers, average prices have changed by 1.1% since June, 2024, coming in at around £210,692. For properties purchased with a mortgage, the average price changed by 1.1% since June, 2024, to £222,571.
Compared to the overall picture in its national parent United Kingdom, the average property price in Wales are lower than the current national average of £289,723. While Wales saw a change of 1.1% over the last month, United Kingdom as a whole recorded a percentage change of 0.6% in average property values. And on an annual basis, prices across United Kingdom have grown by 2.2%, more than the 2% yearly change seen in Wales.

Recent data shows that price growth has varied across different property types in Wales over the last year. For terraced houses, property prices changed by 0.8% between July 2024 and June 2024 to reach £172,392, and changed by 2% over the last 12 months. The annual change was greater than the 2.3% change seen for terraced homes in United Kingdom overall.
Meanwhile, semi-detached properties saw a rise in average prices locally, taking them to £212,964 in June 2024. This represents a 1.1% change from the same month last year.This is underperforming the 2.6% annual change in semi-detached values across the country.
Detached homes in Wales gained 1.2% month-over-month to reach an average of £323,774. Annually, detached property values have changed by 1.2%. This is weaker price growth compared to United Kingdom's 2.3% change for detached houses over the year.
For apartments and flats, average prices increased by 2.1% between July and June 2024, hitting £143,515. Over the last 12 months, apartment values have changed by 2.4%, surpassing United Kingdom's flat and apartment growth rate of 1.4%.
Overall, flat properties have seen the strongest price momentum locally over the past year, with a change of 2.4%, while detached properties lagged, with a change of 1.2%.

Of these sales, 420 were recorded as cash purchases whilst 938 were purchased using a mortgage.
